That simple

How a caretaking mandate starts

A flat rate quoted on the phone would be guesswork. That is why it starts with a site visit, after that the monthly price is fixed.

1

Your enquiry

Briefly describe the property, number of flats, grounds, what is being done today.

2

Visit on site

Through the building together: stairwell, cellar, grounds, access points. Takes just under an hour and costs nothing.

3

Quote with a monthly rate

You receive a fixed price per month, itemised by service and rhythm. Valid for a year.

4

Start and reports

A fixed rhythm from the agreed date. Every visit is recorded, for you and for the owners.

Frequent questions

What counts as a minor repair?

Anything that can be done during the regular visit without extra materials. Whatever takes longer or needs materials is discussed beforehand.

What about larger damage?

You get a quote before any work starts. If it goes beyond my trade, electrics or heating, I refer it to a specialist firm.

Can tenants report directly?

If you wish, yes. Anything reported is passed on to you, so you stay informed about every job.

hauswart247 doesn’t cut corners on the hands that clean: fair wages and pension are in the price. So it’s honest, not cheap — and the work careful. You hand back the keys and breathe out: the handover holds the first time.
